Asbuilt | As-Built: is a civil drawing depicting completed site development and building construction or as-built profile of utilities as it exists in the field. They must show all infrastructure improvements and building footprints as they were actually constructed in the field. |

Lot Grading Plan | Required for any lot designated by the county as an ILP lot on a road construction plan or a final plat. ILP?s are primarily designed for the following reasons: Lot contains areas within the 100-year floodplain, contain drainage and/or water quality easements, detention ponds, adjacent to state water buffers, with the 2000 ft. state designated Metropolitan River Protection Act (MRPA) corridor. |
Minor Plat | Minor Plat: a subdivision of six (6) or fewer lots which does not involve the construction of a new public or private street. |

Residential Architectural Review-Compliance Zoning Conditions | Architectural Review Compliance with Zoning Conditions: Numerous subdivisions within the county require specific exterior architectural materials and details. Past efforts to enforce such conditions through notes on the final plat and building permit have provided mixed results. If complex architectural conditions are identified late during the construction process it may cause costly delays. To prevent such delays, effective February 1, 2013, a Residential Architectural review is required for residential building permits. For those plats approved prior to March 1, 2013, this application and elevations may be submitted on paper or in a digital format. Please forward the elevation and this application to ResArchitecturalReview@forsythco.com or drop-off with the permitting counter staff. For new developments (plats approved after March 1, 2013), to make the permitting process more efficient the designer should submit a product booklet with all of the elevations and floor plans for pre-approval. All digital plan review applications for new developments must utilize ePlan Solutions, Inc. plan review portal. |
Road Construction | Allows only for the grading for roads and the installation of utilities and drainage structures necessary for development a new community. |
Sewer | Allows for the construction of sewer and or water lines and associated infrastructure outside the boundaries of a specific land development project or subdivision. |
Signs | Section 3.1Sign permit required Except as specifically excluded from the provisions of this ordinance, it shall be unlawful for any person to post, display, substantially change, or erect a sign in the County without first having obtained a sign permit. For purposes of this ordinance, application for a sign permit and a building permit may be made simultaneously. Section 3.2 Sign permit application Applications for sign permits shall be filed by the sign owner or his agent in the Department of Planning and Community Development upon forms furnished by said office. The application shall describe and set forth the following: (a) The type of sign as defined in this ordinance. (b) A design of the sign which shows the height of the sign, the area of the face of the sign, and the structural supports of the sign. (c) The street address of the property upon which subject sign is to be located.–(d) A survey of the property, on which the sign will be located. The survey shall include the proposed sign location and the distance from the proposed sign to property lines, structures, paved street surface, existing signs, and right-of-way. (e) The square foot area per sign and the aggregate square foot area if there is more than one (1) sign face. (f) The name(s) and address(es) of the owner(s) of the real property upon which the subject sign is to be located, and consent of the owner, or his agent, granting permission for the placement or maintenance of subject sign, which shall include a copy of the lease or other document from the owner of the sign which authorized the erection thereof and signed written consent. (g) The Director of Planning and Community Development may require additional information of such print or sketch to insure compliance with this ordinance. (h) Name, address, phone number and business license number of the sign contractor. (i) If applicable, member number of listed testing agency. |
